Vinayak Group’s “Eco-Friendly Housing Excellence Award – East India” Reflects a Portfolio-Wide Standard, Not a One-Project Exception

Vinayak Group has been honoured with the “Eco-Friendly Housing Excellence Award – East India,” a recognition earned through its flagship Vinayak 21 Acres township — but one that, on closer examination, reflects a standard the Group applies across its entire portfolio rather than a single project’s achievement.
At Vinayak 21 Acres, off Newtown Action Area III in Kolkata, the sustainability commitment is visible in the master plan itself. Seventy-five percent of the development’s footprint is preserved as open-to-sky space, built around a 3-acre central park designed to support natural ventilation and reduce the urban heat load that dense developments typically generate. The project carries IGBC Platinum pre-certification — India’s highest green building rating — a designation that requires verified performance across energy efficiency, water management, and material selection, not merely design intent.
That specificity matters, because Vinayak Group’s stated position is that every building it constructs, not just its flagship launches, is a green building. Energy-efficient building envelopes, optimised natural lighting and ventilation, solar power integration, rainwater harvesting systems, and low-VOC materials are treated as standard specifications rather than premium upgrades reserved for marquee projects. The Group’s explicit long-term objective is zero carbon footprint homes — achieved not through offsets but through decisions made at the earliest stages of site planning and structural engineering.
For homebuyers, the practical case for this approach is straightforward, if underappreciated: a well-rated green building typically carries lower running costs over its lifecycle, from reduced energy and water consumption to improved indoor air quality — variables that compound over the decades a family actually lives in a home, long after the initial purchase decision. Vinayak Group frames this as inseparable from its commercial proposition rather than in tension with it — a bet that appears to be paying off. Vinayak 21 Acres sold more than half its launched inventory within a month of launch, with prices appreciating nearly 20% over the same period.
The commitment sits within a wider track record. Founded in 1987, Vinayak Group has delivered more than 45 projects and roughly 3 million sq. ft. across Kolkata’s Newtown, Laketown, Joka, Garia, New Alipore, and Belgachia corridors, with a commercial project in Burrabazaar, housing 7,000+ Happy Residents in the process. With 5.7 million sq. ft. currently under construction, the Group’s leadership — second-generation executives Rahul Kyal, Anurag Kyal, and Rishi Kyal, and third-generation leader Unnath Kyal — has staked much of its next growth phase on the premise that responsible construction and commercial performance are not competing priorities. This latest award, in that sense, is less an exception to explain than a standard the Group expects to keep meeting.
